Sub-Zero Service in Greenleaf Village, Nocatee
One of the earlier addresses in 32081, where the cabinets have run long enough that lead times and remaining life belong in the estimate alongside the price.

Greenleaf Village is one of the earlier addresses inside 32081, and that is the single most useful fact about a service call here. The equipment has run for long enough that the questions worth asking are not only “what has failed” but “what is this cabinet worth keeping, and can the part be got”.
What long service actually looks like
Long service does not usually produce a dramatic failure. It produces a slow one, and the owner adapts to it in small increments until something finally crosses a line. A compartment that used to recover in twenty minutes now takes an hour. A door that used to close itself now needs a push. Ice that used to fill the bin over a weekend now half fills it.
None of that arrives as an emergency, which is why the first thing we do on an older cabinet is measure rather than react. Compartment air is logged against setpoint across the visit instead of read once, because the pattern over an hour is the diagnosis and a single number is not. The condenser is read. The door is put under a straightedge and the gasket checked along its whole length rather than at the handle, since a seal that has taken a set at one corner turns into a duty-cycle problem long before anyone sees a temperature they do not like.
Condenser intervals matter more as a unit ages
A condenser coil packed with dust and pet hair adds head pressure to a refrigeration system that is already working hard against eight months of Florida ambient heat. On a five-year-old cabinet that shows up as slightly longer run times. On a fifteen-year-old cabinet it is the difference between a compressor that lasts another few years and one that does not.
On every Greenleaf call we pull the grille and read the coil, and we will show you the cleaning interval that suits your kitchen rather than sell you a schedule. It is the only item on the list where the householder can genuinely change the outcome.
Parts, serial numbers and lead times
This is where an older village differs most from a new one. Component revisions do not stop when a model name does, so the serial number on the plate inside the cabinet — not the model on the front — is what decides which version of a part fits. On an equipment generation that has been in service for well over a decade, that distinction is the difference between one visit and two.
Availability is checked before a figure is written down, because a repair you cannot get parts for is not a repair. Where something is on back order we say so and give you the date, so you can decide whether to wait or to stop. Nobody should be agreeing to a repair and finding out about a four-week lead time after the cabinet is already apart.
The decision at the end of the sequence
Built-ins installed with Nocatee’s first phase from 2007 onward are now past the point where original sealed-system labor coverage typically ends. A compressor, evaporator or refrigerant fault here is a genuine financial decision rather than a warranty claim.
It is also not a straight comparison with a showroom price. These cabinets are fitted to a specific opening, often on rails and behind joinery, so replacing one is cabinetry work as well as appliance work — which pushes the sensible repair threshold considerably higher than it would be for a freestanding appliance. That argues for repairing more often, not for repairing at any price.
We handle it by putting the whole picture in one written estimate: the repair cost, parts availability and lead time, and an honest view of what the cabinet has left. If the sensible answer is not to repair it, the estimate says so. Sealed-system work requires EPA Section 608 certification for refrigerant recovery and recharge, which our technicians hold — that is the only certification claim on this site.
Terms
The diagnostic is $129 flat, credited toward the repair if you proceed. Nothing is ordered and no work starts until you have approved a written estimate. Repairs carry 90 days on labor and 365 days on parts, with genuine OEM parts fitted.
We are an independent company. We service Sub-Zero refrigeration only — built-in refrigerators, integrated columns, undercounter units, wine storage and ice makers — and we do not work on other brands. We are inside the same ZIP, and we work Monday to Friday, 8am to 6pm, and Saturday 9am to 4pm.

- Power and controls Stage 1 A meter and a question. No panel comes off.
- Air and clearance Stage 2 A grille off and a light. Ten minutes.
- Door and seal Stage 3 A straightedge, a torch and a sheet of paper.
- Temperature and defrost Stage 4 Logged temperatures, and the patience to wait out a cycle.
- Fill and dispense Stage 5 A graduated vessel and a stopwatch.
- Sealed system Stage 6 Gauges, a recovery machine and EPA Section 608 certification.
Bar length is how far into the cabinet each stage reaches, on the same axis the sequence bar uses elsewhere on this site. Stage 5 applies only to units with a water connection.

He found a restriction in the sealed system and was upfront that it meant recovery, repair and a recharge. Parts took longer than either of us wanted, which is the reason for four stars. The work itself was clean and it runs quiet.

He did find the fault in the wine unit, a circulation fan that had stopped turning, and it works again. But I had to ask twice for an account of what he had done, and the walkthrough at the end was thinner than I expected.

Our refrigerator column stopped lighting up and its panel door was swinging wide of the cabinet. He sorted the interior lighting harness and reset the closer so the door pulls flush again. No marks anywhere on the wood panel.
