Every call runs the same six checks, in the same order.

Crosswater Appliance Service is an independent company repairing Sub-Zero refrigeration in Nocatee and across St. Johns County. One manufacturer, one method, and the order published before you call.

6stages

Run in the same order, on every visit. From a meter at the receptacle to gauges on the sealed system — cheapest first, because the cheap stages are the ones that most often explain the symptom, and because a reading taken behind a blocked condenser cannot be interpreted at all.

The same axis is used on every page of this site: a stage number always means the same thing. Stage 6 is reached on a minority of visits, because the five before it usually explain the fault.

A technician's hand running a vacuum nozzle along the condenser coil behind the lower grille of a refrigerator.
Stage 2 of the sequence, before any temperature is written down: the coil is cleaned, then looked at.
Why the order is the whole method

A reading taken behind a blocked condenser describes the blockage.

A compressor working against a coil packed with dust and pet hair produces long run times, poor recovery, a warm cabinet and more noise — word for word, the complaint list of a failing sealed system. Measure the sealed system first and the numbers will agree with you. They will also be about the coil.

The same trap sits at the door. A cabinet drawing humid Florida air through one top corner, because the door has stopped pulling flush over its last inch, runs a duty cycle that looks exactly like lost capacity. That is a straightedge and an adjustment, not a refrigeration repair, and it is settled at stage 3 rather than discovered after a part has been ordered.

Weather has its own place in the order. Around 68 thunderstorm days a year cross this part of north-east Florida, and the multi-day outages that came with Matthew in 2016, Irma in 2017 and Helene in 2024 left the same signature behind: control boards and inverter electronics that survived the event and failed weeks later. That is a stage 1 question, asked on the phone.

Each stage, and what it takes to run it
  1. Power and controls Stage 1 A meter and a question. No panel comes off.
  2. Air and clearance Stage 2 A grille off and a light. Ten minutes.
  3. Door and seal Stage 3 A straightedge, a torch and a sheet of paper.
  4. Temperature and defrost Stage 4 Logged temperatures, and the patience to wait out a cycle.
  5. Fill and dispense Stage 5 A graduated vessel and a stopwatch.
  6. Sealed system Stage 6 Gauges, a recovery machine and EPA Section 608 certification.

Bar length is how far into the cabinet each stage reaches, on the same axis the sequence bar uses elsewhere on this site. Stage 5 applies only to units with a water connection.

What we repair

Sub-Zero refrigeration only: built-in refrigerators, integrated column refrigerators and freezers, undercounter refrigeration, wine storage units, ice makers. We are independent, we service one manufacturer, and we turn down work on other brands rather than send a technician without the right parts.

Terms, stated before the visit

  • $129 flat diagnostic. Credited toward the repair if you go ahead with the work.
  • Written estimate before any repair begins. No work starts without your approval.
  • 90 days on labor, 365 days on parts. Genuine OEM parts.
  • EPA Section 608 certified technicians — required to open, recover from and recharge a sealed refrigeration system.

Inside the ZIP

7 villages, built out in phases.

What changes between the villages of 32081 is the age of the housing, and with it the age of the equipment in the openings. Nocatee's first occupancies date to 2007 — 19 years of service on the first phase of built-in refrigeration, which is well past the point where original sealed-system labor coverage typically ends. That does not change the diagnostic. It changes what stage 6 means when the sequence reaches it.

The sequence, stage by stage

6 stages, one page each. They are written in the order they are run, and each one states plainly what finishing it takes off the table — because the value of a diagnostic is as much in what it eliminates as in what it finds. Stage 5 applies only to units with a water connection; a wine cabinet skips it entirely.

Our 48-inch built-in was holding freezer temperature but the fresh food side crept into the fifties. He pulled the toe kick, showed me the condenser packed with retriever hair, cleaned it and rechecked airflow before he left.

Water at the dispenser slowed to a trickle right after we swapped the filter ourselves. The housing had never seated and the bypass was still partly engaged. He reseated it and showed us how, so we do not repeat the mistake.

The second ice maker in our pantry was making cubes but never dropping them. The ejector arm had jammed against a slab of frost from a leaking bin seal. He cleared it, changed the seal, and stayed to watch two cycles finish.
