Twenty Mile takes its name from Twenty Mile Road, and its houses were not all built in the same year. That is the fact that shapes a service call here. Two homes a few hundred feet apart can hold built-in refrigeration of quite different vintages, and the right advice for one is the wrong advice for the other.
Age is the variable, so age is what we ask about
The first question on a Twenty Mile call is when the appliance was installed, not what it is doing. Nocatee’s housing stock begins in 2007, and where a unit sits relative to that line changes the arithmetic completely.
An older cabinet here has run long enough that wear is a reasonable first hypothesis: a condenser that has never been cleaned, a gasket that has taken a set at one corner, a hinge and closer that no longer pull the door through its last inch, a fill valve that has been throttling for years. It has also usually passed the point where original sealed-system labor coverage ends, so a compressor or evaporator fault becomes a repair-or-replace decision rather than a phone call to a warranty desk.
A newer cabinet in the same village is a different investigation. Wear has not had time to accumulate, so a symptom that looks like a worn part is more often a restricted cartridge, a clearance the joinery took away, a supply shutoff left partly closed after a plumbing visit, or a control fault. Around 68 thunderstorm days a year pass over this part of north-east Florida, and what those take out is control electronics rather than compressors — the multi-day outages that came with Matthew in 2016, Irma in 2017 and Helene in 2024 left boards failing weeks after the power came back, which is not an obvious connection to make from the kitchen. A cabinet that went dark during an August storm is not a wear problem and should not be quoted as one.
What the visit measures
The $129 diagnostic is a set of readings, not an opinion, and it runs the same six stages whichever vintage the cabinet turns out to be.
Supply and control response first, with the outage history asked for out loud. Condenser condition next, because a coil restricted with dust produces the whole complaint list of a failing sealed system, and the clearance around the cabinet is read at the same time. Then the door: a straightedge across the face, seal contact along the full length of the gasket rather than at the handle, and hinge and closer travel over the last inch of the swing. Then cabinet and freezer temperature logged against setpoint across the visit, with the evaporator frost pattern read and a defrost cycle watched rather than assumed. Then, on a plumbed unit, a timed fill volume compared against dispensed flow. The sealed system is last, and most calls never reach it.
You get a written estimate before any part is ordered and before work starts. The fee is credited toward the repair if you approve it.
Two habits worth the trouble
Change the water cartridge on flow rather than on the calendar. A filter is rated in gallons, and the month figure on the box is an estimate of how long an average household takes to reach it. A restricted cartridge starves a fill valve exactly the way any other upstream restriction does, producing small hollow cubes from a cause that costs a filter instead of a service call. If the cubes in your unit have changed shape in the last three months, that is the first thing to rule out, and you can rule it out yourself.
Pull the grille once a year and look at the condenser. You do not have to touch it — just look. A coil you can see through and a coil packed grey with dust and pet hair are obviously different, and the second one is quietly costing a compressor its remaining life.

The undercounter drawers by our pool door had stopped cooling and were pooling water inside. He found the drain path blocked with lint and the gasket torn on the lower drawer. Cleared, replaced, and it has stayed dry since.

Our two columns were reading several degrees apart and one kept alarming at night. He rebalanced the airflow and put in a new damper motor. Good work, but I wish the first visit had covered both cabinets instead of only one.
